Over the past five years, 80 percent of the workload taken on by Wilnor Consulting, has been with Scott Kelly and Log Farm Building Inc. - Providing his clientele with blueprints which are required to obtain a building permit and to receive bids from various sub-trades. Decisions will have to be made... Will it be a log or timber frame home? Or will you incorporate the use both methods of construction within your building project? Another major decision you'll be making....will you be using reclaimed material or go with new logs and/or timbers?

Once you and Scott have agreed to the type of construction then we'll be working together to streamline and hone your floor plan(s). Most likely you'll have an idea of what you'd like to build and have collected a few pictures and sketches. We'll meet once or twice and agree to what you're wanting. Then, I'll send proposed drawings to which you will make changes and/or approve. Once I have the approved drawings- I'll make the final changes to my tracings. Preparing the tracings for blueprints generally takes a few weeks but in some cases much longer, depending on the changes incurred.

From experience, I find it's very worth while, taking a trip out to the building site, as some plans just don't work well with some site locations. This site tour is part of my service, and in most cases elevation levels are taken. A Site Plan is then drawn- giving information as to lot and concession numbers, site dimensions, position of proposed buildings, shorelines of lakes or rivers, hydro/telephone poles, well, septic systems, etc...

Generally a set of blueprints will consist of five to seven drawings and will include the site plan, floor plans, a foundation plan, exterior elevations, some interior elevations and a range of details, i.e.: electrical, plumbing.

As of January 2006, all designers/draftsmen working in Ontario must have passed a building code exam, be registered and carry liability insurance. My fee is 45.00/hour. To draw blue prints for an average size log or timber frame home takes about 100 hours.

Usually your building inspector will ask you to have the plans reviewed by an engineer. The engineer will verify the size of timbers and the spacing of the bent systems we've come up with. We can recommend an engineering firm whose rate is fair and their turn around time is reasonable.
